With COVID-19 I have had several people ask me about the real estate market. They want to know if there are any deals to be had, or in real estate language, a "Buyer's Market". The answer to this is simply found by looking at how much inventory there is.....homes for sale. A general rule of thumb is when we have about 6 months of inventory or more it is a buyer's market, meaning with plenty of homes for buyers to choose from, a buyer can get a better deal. When the inventory is below 6 months of inventor it is a "Seller's Market" meaning sellers will command very close to list price or more than list price because there are fewer homes for sale on the market for buyers to choose from.
Because of COVID-19 our inventory has dropped to a 15 year low making it hard on buyers in today's market because with limited homes available to purchase the homes that are priced correctly will go quickly. An example: A home comes on the market on a Friday may have multiple offers by Monday morning and it is likely all the offers will be at list or above list price. So that you can see for yourself here is our current inventory statistics. The last column on the right is our current inventory.
