What are rent backs and how can they help?:
- Conventional Loans (Fannie Mae & Freddie Mac), most jumbo loans, VA and FHA Loans all require buyers to move into a financed property within 60 days of close of escrow to meet owner-occupancy requirements.
- Sellers can rent back a property they just sold (and remain in the home) for up to 60 days after close of escrow. It is best Buyers limit the rent backs to 59 days to ensure that the new buyers are able to move into the property by day 60.
- Sellers pay the buyer their full new mortgage payment including taxes, insurance and association fees if applicable as a prorated amount over how many days they will reside. - additional funds may apply for security purposes.
- Rent backs allow the seller to stay and not scramble so they can find a property giving them time for a realistic closing date without being too stressed.

Securing a mortgage requires good credit, and sudden changes can put that credit at risk in the final days before buying your first home. Keep your credit score clean by avoiding any new loans, credit cards, debt payments, or hefty charges to the credit cards you already have.
This will get you the best possible interest rates from your lender, and avoid any delays or cancellations to your mortgage too. Be especially careful in the last week before closing, as lenders will often double-check your score and may penalize a drop with higher interest or added fees.
