Real reasons people have hired other realtors instead of me: they want someone who has sold more houses (and thus has a track record of success).

Sometimes they want someone who has sold fewer houses (and thus is “hungrier” to prove themselves)

Their neighbor is an agent
(a real estate agent? a travel agent? a secret agent? They didn’t say. Which leads me to believe it was the last one)

Their third best friend is a realtor

Their cousin is a realtor. But they’re not friends

Someone offered a lower commission which seemed like a good value

Someone demanded a higher commission which demonstrated confidence and negotiating prowess

I was too ugly and it might hurt open house attendance

I was too handsome and it intimidated the husband

They wanted a “brand name brokerage” with hot air balloons

Okay, fine. I made all of these up. Except one of them. Well actually two of them. I guess my point is that you should choose the agent that “feels right” to you.

Fun fact.
Lincoln market homes are taking 5X longer to sell, compared to just 6 months ago. I know, pretty amazing how fast things can change! What's the biggest factor? Interest rates went from under 3% to close to 8% in about 10 months.

But, using my 5-step playbook, I'm still selling homes quickly and for more money than other agents. I'm not afraid to share it, because I'm the only realtor in Lincoln who's doing this.

Step 1. Strategic, targeted digital marketing
Step 2. Professional photos of your home
Step 3. Professional video of your home
Step 4. Mail to surrounding neighbors
Step 5. Email my/our network of (number of buyers) buyers

I can confidently say, I/we have the most effective listing strategy in the Lincoln area. With this being said, I refuse to be a realtor who sugarcoats reality and promises you pie in the sky.

The market has changed.

Last year, a $350,000 home would cost you about $1,350 per month at 2.5% rates. Today, the same home will be a monthly payment of $2,300 at a 7% rate. That's very significant. Homes are not selling in 3 hours with 27 offers, as we saw in 2021. And the change in interest rates is why.

When you think about it, how many people are still actually buying clocks? Remember the days when your watch was what told you the time? Or the grandfather clock that sat in the corner of the room? But, in our modern age, the pendulum has swung to using our phones for practically everything.

So, when I had time to burn the other day, I wandered into City Clock Company (at 48th and Old Cheney) and had an awesome chat with one of the owners, Deb.

She’s very friendly and definitely clockwise - let’s just say she really knows what she is talking about.

They have a pretty impressive inventory of new clocks, but they also sell second hand ones. Plus, they service them and replace watch batteries.

I promise, it won’t be a waste of your time if you stop here.

Winnebago is a really respected brand. And I was just crunching some numbers and you could make a down payment on this camper with the money you'd save by working with me. How? Well, it's pretty simple: I charge less commission to sell homes than most realtors do.

I'm happy to offer a flat rate. And with the money you'd save, you could literally make a down payment on this RV!

We're not talking about just a few hundred bucks. We're talking about thousands of dollars.

So, I met a friend last week for coffee. We ended up talking about homeowners leaving money on the table when they sell. As a Realtor, this is something I get pretty fired up about. 🔥

Too often I'm seeing agents price a home based on outdated comps, and sometimes even selling them "too quickly." Now, I know the goal is usually to sell a home as quickly as possible, BUT not if that means you're leaving money on the table.

For example, an extra $10,000 doesn't really affect the agent's commission much, but that $10,000 means a LOT to the homeowner. And I believe it's my duty to get the homeowner the highest price possible for their home. For most folks, their home is the biggest asset they own. Home equity is a key part of their financial plan and eventual retirement strategy. Therefore, I will do everything in my power to help them get the highest price possible. If they decide to sell, every dollar matters.

I hate leaving money on the table. I'm guessing you do, too.
