I door knocked 2 $300k surplus properties today. Both vacant but the neighbors had all types of juicy information. Also the package delivered to one of them had a last name that was not easily found online. Plus a couple of abandoned vehicles with vins and tags that are great pieces of evidence. Things you can't get over the phone sometimes. Hot on the trail of helping these folks out. To be continued...

Georgia law governing the distribution of surplus funds after the sale of a property at the mortgage foreclosure auction.

Please see the following citation from Georgia Code Title 44 – Property, Chapter 14 – Mortgages, Conveyances to Secure Debt, and Liens; Article 7 – Foreclosure, Part 2 – Foreclosure on Mortgages § 44-14-190. This explains the entitlement to any surplus funds under Georgia state law:

O.G.C.A. § 44-14-190: The money arising from the sale of mortgaged property sold under the regulations prescribed in this part shall be paid to the person foreclosing the mortgage unless claimed by some other lien which by law has priority of payment over the mortgage; and when there is any surplus after paying off the mortgage and other liens, the surplus shall be paid to the mortgagor or his agent.
