First-time buyers are getting a lot of bad advice right now… and most of it doesn’t apply to today’s market.

New construction might look easier, but those contracts are written for the builder, not you. You need your own representation.

And don’t skip the inspection just because it’s new. I’ve seen brand-new homes with real issues.

Also… getting pre-approved doesn’t mean you’re locked in. Shop lenders. That decision matters more than people think.

Condos? Underrated. Lower price, less maintenance, still building equity.

Fixer-uppers? Be careful. What used to be a $30K project can easily double. Buy something livable and improve it over time.

And just because you’re approved for it doesn’t mean you should spend it. That number is the ceiling, not the plan.

Truth is… the biggest mistake I see isn’t financial. It’s trying to figure all of this out alone.

Not because of bad credit.
Because of Klarna, Afterpay, Affirm.

Those small “pay later” purchases?
Lenders count them as debt. And that directly impacts how much house you qualify for.

Most people don’t even realize it’s showing up.
