If sipping pumpkin spice lattes on the porch of your new home is on your fall bucket list, August is when you need to start.

Not necessarily packing boxes. Not spending every weekend touring houses. Just getting the pieces in place.

Talk with a lender and know your numbers.
Figure out what you really want and where.
Get clear on your timeline.
Start watching the market so you know a good opportunity when you see one.

Because finding the house is only part of the process. From getting pre-approved to house hunting, inspections and closing, buying a home takes time.

So if you’re hoping to be home before the holidays, August isn’t too early to start planning. In fact, it’s pretty good timing.

There are a few things I won't compromise on as a REALTOR®.

I won't rush you into making a decision because it's convenient. I won't tell you what you want to hear just to get to the closing table. And I won't shy away from an honest conversation when I think there's something you need to consider.

Buying or selling a home is too big of a decision for that. My job is to give you the information, explain your options, and help you make the decision that's right for you.

You never have to apologize to me for asking questions.

Buying a home is a big decision. You should understand what you're signing, what happens next, and what your options are along the way.

There are no silly questions, and you are not bothering me by asking them. I would much rather take the time to explain something than have you feel unsure or rushed into a decision.

My job is to help you understand the process and make the decision that's right for you.

So ask the questions. Even the little ones. That's what I'm here for.

Here’s something that surprises a lot of first-time homebuyers.

If you close on a home in September, your first mortgage payment typically isn’t due until November 1.

No, you’re not getting a free month. You’ll pay the interest from your closing date through the end of September at closing.

But it does give you a little breathing room before that first payment, which can certainly help when you’re paying movers, setting up utilities and buying all those things you suddenly need for the new house.

It’s one of those little details nobody tells you about buying a home.

I’d rather my buyers know these things ahead of time than be surprised by them later.

Some days in real estate are long. There are early mornings, late nights, contracts, phone calls, and more moving parts than most people ever see.

But then comes the moment when a buyer gets the keys to their new home or a seller closes the door on one chapter and starts the next.

Those are the moments that make it all worthwhile.

The only thing predictable about real estate is that it's unpredictable. One phone call can change the entire day. If I disappear from dinner plans... there's a good chance someone just found their dream home.

Well...this is something I never expected to see. 👏

The Town of Irmo is now 𝐥𝐞𝐧𝐝𝐢𝐧𝐠 𝐨𝐮𝐭 𝐞𝐥𝐞𝐜𝐭𝐫𝐢𝐜 𝐥𝐚𝐰𝐧 𝐦𝐨𝐰𝐞𝐫𝐬, 𝐥𝐞𝐚𝐟 𝐛𝐥𝐨𝐰𝐞𝐫𝐬, 𝐚𝐧𝐝 𝐬𝐭𝐫𝐢𝐧𝐠 𝐭𝐫𝐢𝐦𝐦𝐞𝐫𝐬—𝐟𝐨𝐫 𝐅𝐑𝐄𝐄—to residents living within the town limits.**

Honestly, I think it's a pretty clever idea.

🌿 Maybe your mower is broken.
🌿 Maybe you only need one for a weekend.
🌿 Or maybe you've wondered if an electric mower is worth the money before buying one.

Whatever the reason, it's nice to see a town offer a program that's actually useful.

One more reason I enjoy calling Irmo home.
