Driving for dollars is a great way to find houses that need work. You can drive through a neighborhood and see a house that has tall grass, that is boarded up, and has broken down cars in the yard. I even look for houses that the roof and windows look weathered and could use replacement. I would write down these addresses or use an app that helps. Then I would go to the county website and find the owners and their mailing address. I would either send them a letter or postcard asking if they would like to sell the property. I then put them in my texting and cold calling campaigns. This is a great way to find a distressed house. These leads might not come up on a list that anyone can buy. In wholesaling we get houses under contract then we sell that contract to a buyer who will fix up the property and then put it in their rental portfolio or they will sell the house on the MLS. Finding buyers is important because not everyone wants the same thing and there are so many different neighborhoods and types of houses. This is another reason why I love this business. We get to help people get out of their distressed situations and we get to help investors to build their business. How can you find buyers? You can go to networking events, pull lists, post on craigslist and also have a website that attracts cash buyers. How do you find cash buyers?

I got a call from the owner of this house. The tenant had told him that they were wanting to buy the house from him. Instead they trashed the place. He was able to sell me the house and I sold it to an investor who got it all cleaned up. He ended up renting it out.

Are you the authority in your business? Do you know how to help people? Do you speak to them confidently and show that you know how to solve their problems? This is where authority building comes in. As you grow as a wholesaler you will have more confidence and experience to show how you are the authority. It makes a difference to people when they see you know your stuff. If you are just starting out it is ok if you aren’t confident right away. But the more people you help the more you will grow in your authority and you will be able to communicate that better. Networking is a great way to meet new people and gain new clients. This is mostly how I have found my buyers. I go to REIA (Real estate investing association) groups. I try to meet as many people there as I can and let them know that I wholesale real estate and ask if they want to buy off market properties. I collect cards and phone numbers and try to build a relationship with them. I also go to other networking events. It doesn’t need to be for real estate. People may have referrals for you once they know what you do. Keeping top of mind is important for them to remember you as someone who can help them. Do you go to any networking events?

With inbound marketing do you have a way for people to find you? A website or page are good ways for people to find you. With this you will need to make sure you have PPC, pay per click, or SEO, search engine optimization, so that when they search for our services that they can find you. These are things that we need to work on to continually improve our web presence. Adding videos, testimonials and pictures help to distinguish us from other websites out there.
