WHO WILL ACTUALLY BE WORKING WITH YOU?

One of the things I've learned over the years is that buyers and sellers have almost unlimited choice when it comes to hiring a real estate professional.

Every brokerage is structured differently, and every client values something a little differently.

One question I don't think gets asked often enough is:

"Who will I actually be working with?"

Some brokerages are built around large teams with different people handling marketing, scheduling, paperwork, transaction coordination, and other parts of the process.

At P&H Property Consulting, we've intentionally chosen a different approach.

Our agents aren't organized into teams. If you choose to work with one of us, you'll work directly with the licensed agent you've selected from your first conversation through closing—and beyond. We believe relationships shouldn't end the day the deed is recorded.

Buying or selling a home is about much more than paperwork. It's pricing strategy, negotiations, inspections, lender requirements, repair decisions, problem-solving, and navigating the unexpected. We believe those conversations are best handled by the person who has known your property, your goals, and your priorities from the very beginning.

There isn't one right way to practice real estate.

Some clients prefer larger organizations with specialized teams. Others prefer working directly with one trusted professional throughout the process.

Neither approach is right or wrong.

It simply comes down to your comfort level, your priorities, and the kind of relationship you're looking for.

Before choosing a real estate professional, ask yourself one simple question:

"Who will be with me when the unexpected happens?"

It's a simple question—but one that's worth asking before making one of life's biggest financial decisions.

🌲 Property ownership isn't always about maximizing price.

One of the things we've learned over the years is that not every property owner measures success the same way.

For some, selling to the highest bidder is the right decision.

For others, preserving farmland, protecting woodland, exploring Chapter 61 programs, conserving part of a property, or simply understanding the options before making an irreversible decision is just as important.

At P&H Property Consulting, we believe good property decisions begin with understanding all of the available options.

That philosophy reflects Phil's background as a UMass Amherst graduate in Plant & Soil Science, his experience in real estate and construction, and a lifelong appreciation for New England's farms, forests, historic homes, and rural landscapes.

We're making a conscious effort to continue learning in this area and to share that knowledge with our community. You'll see more posts in the months ahead about land stewardship, conservation, forestry, and resources that may help Massachusetts property owners make informed decisions.

We won't always have every answer, but we do hope to be a trusted first call—whether that means helping you understand your options or connecting you with the right attorneys, foresters, conservation organizations, land trusts, and other professionals.

🏡 The little things matter.

One of the easiest mistakes homeowners make is putting off small maintenance projects.

Peeling paint. A loose handrail. Missing electrical cover plates. A few loose shingles after a New England winter.

Most of these aren't expensive repairs—but they rarely get easier by waiting.

Beyond improving safety and curb appeal, taking care of these items early can also help prevent delays during inspections or certain types of financing if you decide to sell.

The attached video follows a simple porch painting project, but the bigger message is about property stewardship. Homes that are cared for consistently over time are often easier to maintain, easier to market, and more enjoyable to own.

Whether you're preparing to sell or simply taking pride in your home, small improvements have a way of adding up.

🌧️ After one of the wettest stretches we've had this summer, we were reminded of an important lesson about older New England homes...

A little water in a basement doesn't always mean a major problem, just as a dry basement after a storm doesn't necessarily mean there are no issues.

Every property is different.

The foundation is only one part of the equation. Soil conditions, topography, drainage, roof runoff, groundwater, and even neighboring properties all play a role in how water moves around a home.

Many water issues can be significantly improved by addressing the biggest and most obvious contributors first—gutters, grading, drainage, and runoff—before jumping to expensive conclusions.

Earlier this spring, after a major snowmelt and heavy rain event, we filmed the attached video while wrapping up a multi-year drainage improvement project at our own 230-year-old fieldstone home. It wasn't about creating a "perfect" old house. It was about understanding how water moves across a property and being good stewards of it.

That project has now been through this year's heavy rains—including this past week's storms—and we're happy to report it's performed exactly as we hoped.

At P&H Property Consulting, we believe one of the most important things we can do is help people better understand the properties they're buying and selling. Informed decisions are almost always better than rushed decisions.

Six years ago today, Josh Somers joined P&H Property Consulting.

Over those six years, he's represented hundreds of buyers and sellers. More importantly, he's represented his clients, himself, and P&H with professionalism, integrity, and good judgment in every transaction. That's something I appreciate and never take for granted.

What I've always appreciated most about Josh isn't his production—it's how he approaches the work. We see this business the same way. Put the client's interests first. Tell people what they need to hear, not just what they want to hear. Prepare thoroughly. Work hard. Stay calm when things get complicated. Let your reputation speak louder than your marketing.

There are a lot of different ways to build a real estate career. This is the way we've chosen.

Today marks nine years since P&H Property Consulting founder and broker, Phillip Olivo, earned his Massachusetts Real Estate Broker's license.

While today marks nine years as a broker, Phillip's career in real estate spans more than two decades, helping buyers, sellers, investors, and property owners throughout Central Massachusetts navigate some of life's most important decisions.

Milestones like this are a good reminder that experience isn't measured simply by years or licenses—it's measured by the trust clients place in you and the lessons learned along the way.

If you’re thinking about selling, not all “repairs” are created equal.

We see a lot of homeowners spend money on cosmetic updates… while the things that actually matter get overlooked.

Railings, peeling paint, safety items,—these are the types of issues that can come up during inspections or affect financing (especially FHA/VA) and slow down a deal.
