My favorite nail salon 💅 has gone independent! GLOSS NAIL COLLECTIVE at The Villages of Leesburg has been part of the PAINT franchise but recently changed their business model. 2026 marks the 10th year I’ve had my real estate license. In my first year as a licensed realtor, I didn’t close any deals until the 4th quarter, and my revenues for properties sold were less than $1M. I knew that it would be an uphill battle to grow my business, but after hanging in there for several years, I closed out 2025 with nearly $15M in sales, as an individual agent. I’ve worked for 4 brokerages during my tenure, held a ton of open houses, and have solved many complex problems for clients and agents alike. The National Association of Realtors puts out a survey every year about realtor demographics. Last year they reported that the median sales volume (millions) of realtors was $3.2, for agents with 6-15 years of experience. In the DC Metro area where I do business, I would consider a $3.2M agent to either be someone new in the business, someone who works part time, or someone who is trying to retire. Looking forward to the next 10 years in Real Estate. It’s never boring!!!

Sharing a few pictures from 2025 before winding down to spend time with family for the holidays. The youngest client I represented in a real estate purchase this year is 24, and the oldest is 87! I have clients who have worked with me multiple times over the past decade I've been in business, and those who just met me this year who gave me a shot to represent them. I've loved each experience and hope to continue working for at least another decade helping people move to their next chapters.

Many thanks to my family, who inspires me and puts up with late night phone calls, emails and text to clients. Thank you to my colleagues at Hunt Country Sotheby's International Realty, who inspire me and offer their ongoing support. Thank you to the vendors who help serve my clients, making my small business flourish. And thank you to my CLIENTS, who give me so many interesting things to do and to think about!

Over the past couple of months, I’ve had the pleasure of working with Robert, a 24-year old graduate of VCU, find his first home. Robert’s father is a friend who is very knowledgeable about local real estate, so when his DAD asked me to help his SON with his search, I was honored. Robert purchased a property in downtown Leesburg that needs work, and we knew he would potentially compete with investors to buy the home, so instead of making the purchase contingent on a home inspection, we had a home inspector do a “walk and talk” consultation PRE-offer. He did get financing and instead of an appraisal, a data collector visited the property (this is something that Fannie Mae & Freddie Mac allow) to submit her report to Robert’s lender, to verify contract value. Her report concluded the property “would” satisfy the contracted value on the condition that *a brand new roof* would be installed. So, instead of closing on Halloween 🎃 ~ we worked through a few contract addendums with the seller’s agent to get that new roof! And we also renegotiated the price down a bit more, ensuring Robert would have a little more cash on hand to make desired updates to this home, built in 1956. His first update was a lock change, made on the date of settlement. Can’t wait to see what else he does to transform this home! Many thanks to Robert’s lender Harry Hager, who helped move paperwork through on this transaction with the underwriting team!!!
