If you own a home in Galveston Hot Buys, here is the part worth knowing. Sales rose even as listings fell.

The Real Estate Data Aggregator counted 369 homes sold across 77554, 77551, and 77550 in the three months ending August 31, 2026. That was up 13.9% from a year earlier. Homes for sale fell 14.2% to 1,085. More closings. Less inventory.

You may be watching Luxury and trying to make sense of the mixed signals. More homes came on this summer. But the supply sitting for sale actually got smaller.

The Real Estate Data Aggregator counted 1,735 new listings in the three months ending August 31, 2026. Even so, inventory fell to 1,505. And 1,345 homes sold. More came on, and the market absorbed them.

But in League City Market, the Real Estate Data Aggregator says 31.6% of homes went under contract within two weeks for the three months ending August 31, 2026. Homes also sold in 36 days. Buyers are still out there. Just more selective.

If you are trying to make sense of the League City market, here is the part I would start with.

Prices rose $35,000 from spring to summer. The typical sold price moved from $392,500 to $427,500. By summer, the typical seller got 100% of asking.

There is one part I would not ignore. Four-bedroom homes had the sharpest split. When they were priced right, sellers got full price. But 6 also came off the market without a sale. Price right. Or sit.

You may have heard that the national market has more homes for sale. Galveston Hot Buys went the other way. Across 77554, 77551, and 77550, inventory fell 12.5% in the three months ending July 31, 2026, per the Real Estate Data Aggregator.

I also saw pending sales rise 18.3% and homes sold rise 13.4%. More homes moved with less on the shelf. That does not mean every ZIP looked the same. Prices dipped in two ZIPs. One gained. But the bigger point is simple. Less inventory. More movement.

You may have noticed more For Sale signs in Kemah. That did not mean the market got loose.

I looked at ZIP 77565 for the three months ending July 31, 2026. The Real Estate Data Aggregator counted 48 pending sales and 64 new listings. More homes came on. Buyers still moved. The median sale price was $333,977, and the median home sold in 82 days. Not every home sold fast. Pricing still mattered.

133 saves on Zillow. The average for the homes we checked this week was 12.

Every week I go through the homes for sale in League City and find the one buyers are paying the most attention to for a home its age. This week that home had 1,027% more saves than the average. It also had 1,239 views. I call it the Deal of the Week.

If you live in Galveston Hot Buys, one market average can miss the point. The three ZIP codes moved in different directions in the three months ending July 31, 2026.

The Real Estate Data Aggregator shows 77551 up 12.3% in median sale price. 77554 fell 14.5%. 77550 dipped 1.8%, and homes there took 83 days to sell. Same market on paper. Different story by ZIP.

I restated it in writing because this is the part that matters. Your ZIP shapes the price story. Your street does better still.

One home in Friendswood stopped buyers cold this week.

I looked at 105 homes for sale and checked saves on Zillow for a portion of them. Those homes averaged 16 saves. This week's pick had 50 saves and 526 views. That is 205% more saves than the average of the homes we checked. For a home its age, that kind of attention stands out.

I call it the Deal of the Week. Not because it has the highest count of any home on the market, but because it earned the most saves for a home its age among the ones we looked at.

You have a few more homes to look at in Friendswood than a year ago. But not many more.

I went through the ZIP 77546 numbers for the three months ending July 31, 2026. The Real Estate Data Aggregator counted 244 homes for sale. Supply sat at 3 months. Median days on market came in at 29. So yes, there is a little more choice. Buyers are still moving.
