US Mortgage Rates Hold Mid-6%
Having been in real estate since the early '90s, I’ve seen mortgage rates cycle through their highs and lows. Right now, with the average 30-year fixed rate hovering near 7% in mid-Q3, most experts anticipate we’ll stay in the mid-6% range through 2028—no dramatic drops on the horizon. For buyers, holding out for those much lower rates could mean missing out on a market where price growth is more modest, inventory is improving, and there’s less of the frenzy that defined previous years. Pending and existing home sales are ticking up, and with more listings and builder concessions available, there’s greater flexibility for both sides of the table. While refinancing for a lower payment may be limited, it’s still worth considering options like shortening your loan term, switching from an ARM, or tapping into equity for other goals. Each market comes with its own set of opportunities—I’ve learned that firsthand since my early days selling new homes.
