Some homes never make it to Zillow, Redfin, Realtor.c.m, or Homes.c.m before they're under contract.

I just put a North Las Vegas property under contract before it ever reached the MLS.

The seller needed a smooth solution, the right buyer came along, and the match was made before the public ever saw the property.

It's a reminder that some of the best opportunities happen through relationships, preparation, and conversations that begin long before a home goes live online.

Great information regarding how both and - companies wrap up the closing/funding processes, on a transaction.

We all speak a foreign language in this real estate market!!

“Clear to close” gets thrown around a lot. Buyers and sellers rarely understand the importance of those words.

Clear to close means the lender has approved all underwriting items and the file can be scheduled.

What it may not always mean is that lender has sent documents or closing figures to title.
Sometimes we are CLEAR TO CLOSE but can’t close YET! There is work still to be done to cross the finish line!

Once we get balanced and docs, we gather all the parties together and it finally closes!!
BUT… we could be waiting on ONE MORE THING (or 2)

Funding means….
We have the money from Lender and Buyer; and

We have the original BUYER AND SELLER DOCUMENTS. So, if either party is signing with a mobile notary or Buyer and Seller are closing at different companies. There will need to be a Fed Ex or courier and funding may be delayed just a bit; and

SOMETIMES, we have everything but we need FUNDING AUTHORIZATION from the lender. This just means lender wants to see the signed documents and approve BEFORE we release any money or record docs.

Also depending on time of the day of closing, wires may not be received or sent on same day!!

Understanding FUNDING is important!

And FUNDING IS EVERYONE’S favorite part!
