Well it's official folks & verified by the Las Vegas Legal News. The 1st home to be foreclosed on years in Silverstone Ranch happened earlier today when the Lender for 8509 Normandy Shores Ln. foreclosed on the property due to no bidders showing up for today's auction.

It will take a week or 2 for the Clark County Treasurer to catch up & reflect the recording of the Trustee Deed on their website.

But for Buyers interested in purchasing this home it's not too late. According to my discussions with the Trustee they still intend on selling this property but maybe not through the traditional REO process. Even though today's announcement that the Fed cut rates which is welcomed news for many in the real estate market. The cutting of the Fed rate .25% isn't enough of a change to make a difference for many potential real estate Buyers. And especially so for those behind on their mortgages in jeopardy of losing their homes to foreclosure who have little to no chance of qualifying for a refinance.

With notice of defaults on the rise in Las Vegas which currently ranks 3rd in the nation for the highest default rate it may be many more months & several more rate cuts needed to move the needle in the right direction.

Nevada led the country when it comes to per unit rate of home foreclosures in July, according to the Attom report.

The Review Journal just put out a piece regarding the 10 year long saga between the Silverstone Ranch community & the shuttered Silverstone Golf Course. The property was just auctioned off by the Clark County Treasurer & sold to an undisclosed Buyer. Details of which will be made public no later than the beginning of June.

For those of you not aware of what has been playing out this article does a great job of giving the 35,000 foot level summary of the issues.

The Silverstone golf course in Las Vegas, which closed a decade ago, has sold at auction to an unknown buyer.

Across the Las Vegas valley year-over-year residential inventory has risen 44.5% which is great news because inventory of available Las Vegas homes for sale has been at anemic levels since Covid.

But the sales aren't there & inventory is starting to stack up. The average days on market is also increasing due to the lack of Buyers. Still high interest rates, stringent loan qualification requirements, & low new home construction are all contributing factors.

So, what does this all mean for Silverstone Ranch property Owners?

The latest report from the real estate company has inventory up 44.5 percent year over year ending March of this year, about 25 percent above the national average.
