Lansing Real Estate Investors: Houses don't have to sit at two extremes (flip or long-term buy and hold).

For one client over the last month, we focused on finding a property with strong rents, limited deferred maintenance, and future resale potential.

One mistake I see investors make is focusing only on cash flow.

💵💵Cash flow matters.

But so does durability.

A property generating an extra $3,000 per year isn't necessarily a better investment if it needs a roof, furnace, and water heater in the next few years.

Not every investment needs to be a deep value-add project.

Sometimes the best opportunity is a property that produces steady income, requires minimal capital expenditures, and gives you flexibility to sell or refinance in the future.

The best investments don't just maximize return.

They balance return, risk, and durability.

🏡 What This DeWitt Home Taught Me (And What It Means for Homeowners In 2026)

1306 Schavey Rd recently sold, but one of the reasons I like sharing sold properties is because they tell us something about the market.

This home wasn't perfect.

It needed updates and wasn't the newest home on the market. But it was located in DeWitt—a market that continues to attract strong buyer demand because of its schools, location, and overall desirability.

One of the biggest mistakes sellers make is assuming buyers only care about the condition of a home.

In reality, buyers evaluate three things:

• Location
• Price
• Condition

You can often overcome one weakness if the other two are strong enough.

In this case, buyers were willing to see beyond some imperfections because the location created value.

Every property has a story.

The key isn't asking, "Is this house sellable?"

The key is asking, "What will buyers value most, and how should we position the property around that?"

That's the analysis that matters.

The problem?

Median price increases don’t always mean every home became more valuable.

Sometimes it means:
• more higher-priced homes are selling
• lower-priced buyers are struggling
• different parts of the market are moving differently

The Lansing market feels less “hot” right now… and more uneven.

The Lansing housing market feels confusing right now because the data seems contradictory. 🏠

You’ll hear things like:
• Inventory is increasing
• Homes are taking longer to sell
• Buyers have more leverage

…but at the same time:
• Prices are still rising
• Good homes still move quickly
• The market still feels competitive in many areas

And honestly, all of those things can be true at the same time.

What we’re really seeing is a market moving away from the post-COVID frenzy and toward something more balanced and selective.

Buyers finally have:
• More time to compare homes
• More negotiation power
• More breathing room than they had a year or two ago

But that does NOT automatically mean homes suddenly become cheap.

That’s the disconnect many buyers are feeling right now.

The market slowed down from “hyperaggressive”… but it hasn’t collapsed.

And depending on:
• price point
• neighborhood
• condition
• school district

…the experience can still feel completely different from one part of Lansing to another.

One of the biggest changes happening in the Lansing housing market right now has nothing to do with prices. 🏠

It’s time.

Last year, homes were selling incredibly fast — averaging around 30 days on market.

Now?
We’re closer to roughly 46 days.

And honestly, that shift tells us a lot about buyer behavior.

Buyers today are:
• More cautious
• More selective
• Taking longer to make decisions
• Comparing options more carefully

The market hasn’t stopped selling homes.

It’s stopped forgiving bad listings.

Updated, move-in-ready, and realistically priced homes are still moving quickly.

But overpriced homes or homes needing major work? Buyers are hesitating much more than they were during the frenzy years.

And honestly, this is probably one of the clearest signs that the Lansing market is moving back toward something more normal.

Not dead.
Not crashing.
Just more selective.
