Most buyers notice the obvious things first:
Fresh paint.
Updated finishes.
Clean floors.
Good lighting.
But those things do not tell the full story.
When I walk through a home with a buyer, I want them looking past the surface and paying attention to the things that can affect cost, risk, comfort, and long-term fit.
That is why I use the SMART Walk-Through:
S- Structure
M- Mechanical Systems
A - Anticipated Costs
R - Repair Risk
T - True Fit
It does not replace a home inspection or diagnose repairs. It is a builder-informed showing framework to help buyers ask better questions before writing an offer.
A good showing should not just make you excited.
It should make you clearer.
