From a social media reach out to settlement!
Lauren & I connected in 2023 when she was looking for a realtor on social media & one of our past clients made a recommendation
Earlier this month, Lauren & Pat moved with their 4 kids!
The Newtown area was really important to them & here's why
✅ School district
✅ Proximity to work
✅ Proximity to grandparents!
While they were already living in Newtown Grant, they were quickly outgrowing their townhome
(multiple kids & it happens fast!)
Remember when u first moved & how much space it felt at the time??! Perspective is a funny thing
In 2023, Lauren was really proactive knowing that it was going to be in the future, & not an immediate move.
this helped us game plan, look at a few homes to see what they really liked, understand the market, crunch #'s & allowed them to continue to pay down their mortgage while building more equity
Our goal was to make them look like strong buyers, w/o being contingent on selling their townhouse.
We got creative & were able to use the equity of their townhouse to get a bridge loan as a worst case scenario/plan B
Plan A was what we were really after:
✅identify a house & put an offer in that is non-contingent on selling their townhouse
✅ immediately prep their townhouse & get it on the market
side note: I can't even begin to explain the sacrifices that they made to make this happen... I am still utterly impressed!
imagine living w/ 4 kids, all of them are under the age of 7 & u essentially move the majority of your 1st floor out of the house, get a stager, & really give a killer first impression for buyers
all while still maintaining a job, a household, & of course the hardest part- keeping it tighty & telling the kids to not mess anything up😅...SO relatable!!
✅ sell their home first & get a leaseback to use their equity w/o the bridge loan
✅ & so.. they went on the market for $595k & after a few days, they secured an offer & sold it at $620,000!.. but here's the best part
✅ They didn't have to move twice OR carry 2 mortgages & they got to stay in the same exact schools!!
