This is the reason I believe in IN-person notarizations being safer than online. I actually had a recent situation where someone out of state tried to sell a piece of property pretending to be the legal owner. They presented the legal owners I’d AND birth certificate to the title company via email. Luckily they picked up on the fraud and stopped the transaction.
