When your work bestie has a listing this good, you HAVE to give it a house tour! 💃🏡

If you’ve ever dreamed of living in Barrington Heights but thought the price tags were unattainable, you might need to think again! Opportunity is knocking and it’s now under $730,000! I can hardly believe it myself! 🤯

This is the real deal! ✅

Want to see it in person? I’d love to take you on a tour. And even more, I’d love to go head to head negotiating against the one and only Kelly Force | Berkshire Hathaway HomeServices NW Real Estate! Neither of us are competitive or anything! 😆😘😆

📍 3675 Landis St | West Linn, OR

CHECK IT OUT AND PASS IT ON!

Thanks friends! 💕

I toured the most charming little (big) house in Sherwood the other day! Just look at the free book library! Dolly would be so proud. 🥹

I don’t know about you, but I love a bit of a meandering floorplan, where there are hallway twists and turns and new surprises around every corner. So much character and such a cozy aesthetic but also so much space! 4 beds, 4.5 baths, 3,948 sqft and an office on the main adjacent to a full bath that could easily convert to main-level sleeping quarters. Not to mention, a bonus room just waiting to be turned into a Dewey Decimal delight, only I promise, it’s not dated! The outdoor spaces are curated just as nicely, from little patios and seating vignettes that grab your attention, to a putting green and fully covered outdoor grilling area.

Tucked back in a quiet cul-de-sac in Sherwood View Estates, this one might just be the storybook home you’ve been looking for.

Totally a niche post today, but it’s more of a PSA than anything.

I had clients this summer fall in love with a floating home up on the Multnomah Channel. The idea of a floating home, the beauty of the river, proximity to nature, views of Mt. Hood in the distance and endless paddle boarding had them exploding with excitement….

But there is a fair amount of due diligence involved when it comes to floating homes. The financing is different. The inspections are different. The expenses are different. Even the way you think about long-term value and resale is different.

Does that mean you shouldn’t buy one?
Favorite answer…IT DEPENDS!

It really just means that this is one of those purchases where doing your homework, and having knowledgeable people in your corner, really matters.

I am now a wealth of knowledge in this department! 😉

********
Spoiler - they didn’t end up buying it because of the float rating! Dodged a bullet!

But they close on the non-floating-home that they did end up choosing TOMORROW! 🥳

What if you never had to choose between acreage and convenience?

Tucked away on 3 private acres in the heart of Bull Mountain, this one-level, 5-bedroom, 3.5-bath property offers something that’s becoming nearly impossible to find: space, privacy, and endless possibilities. Without giving up access to everything you need.

Whether you envision a remodel or a custom dream home built exactly to your specifications, opportunities like this rarely come available in such a sought-after location.

Wake up feeling like you’re in the country. Enjoy the peace and privacy of your own acreage. Yet be just minutes from shopping, restaurants, schools, and major roadways.

Another perk for those with kids getting out of school this week?! (🤯 This really snuck up on me this year! Anyone else?!) They can hop on their bikes and ride over to River Terrace to spend summer days with friends without you ever having to play chauffeur.

Properties like this aren’t just homes. They’re blank canvases for the lifestyle you’ve been dreaming about.

Interested in seeing the property or learning more about the possibilities? Send me, or my co-list .sanford2 a message and let’s talk.

and I listed this home recently and kept thinking…..
most people are going to walk through this house and completely miss it.

Not because it’s not a good house,
but because it doesn’t show like one right now.

So we did something different.

Every “after” you’re seeing here?
Not real. (Yet.)

No major renovation.
No massive budget.

Just paint, a few updates, and good use of the space.

The opportunity to create instant equity the moment you buy is real!

Do you see it? 👀

There are strategies that fit all sorts of budgets to get a home, even if it means having to compete against multiple offers! Make sure you talk to both your realtor and your lender to see how to stack the deck in your favor and land in a home you truly love! (I can help with that! 😉)

Okay… this one has a story.

Started last summer with a contingent offer.
Had its ups and downs.
At one point? We all thought it was done. Like… really done.

As in… “I ain’t coming back.” 🤠🎶

And then somehow… it did.

This is your reminder that contingent offers aren’t impossible in this market - they just take the right people, a lot of patience, and a willingness to hang in there when things get a little uncertain.

Huge credit to these buyers and sellers for sticking with it (no small thing), and to everyone involved, especially , who helped keep things moving behind the scenes!

These are the ones that hit a little different.

And today… it officially closed! 🙌

If you’re in a situation that feels a little complicated or unsure, I’m always happy to talk it through with you!
