I get so frustrated when a contractor is hired for a job and they leave the place such a mess!

Closing is happening tomorrow. Of course the buyer wants this mess all cleaned up. And the seller wants the construction company to clean it up. And the construction company doesn't feel like they need to clean it up.

So what do I do? Grab a scrub brush and waterproof shoes and work gloves and run over and scrub the steps (and garage door and brick facade) and clean it all up!

Oof.

Real estate is so glamorous sometimes!

A snippet of an article from Homes.com:

Purchase applications were up 6% compared to the previous week, marking their strongest weekly pace since September, according to Joel Kan, the MBA's deputy chief economist.

Zoom out even further, and the trend becomes more pronounced. Compared to the same week a year earlier, purchase applications increased 31%, making this the strongest start to November for the mortgage market since 2022, Kan said.

What does this mean? Increased competition from buyers as more of them enter the market! More competition usually translates to multiple offers and quicker and higher sales.

Being that we are in November, I'm surprised to see this increase!

Vendor spotlight: meet Elisa and Betty Ray Stewart

Elisa loves creating and crafting all kinds of things and each year her offerings are different (with a little carryover from the previous year). This year's fun has been making mini-magnet collections- perfect for stocking stuffers, office gifts, secret santa, or just give to the special someone in your life who collects these things. Every year tells the same story — and the data proves it.

This chart shows lockbox activity across Oregon (basically how many homes are being shown each week), and notice how every line follows almost the same pattern. Each spring we see the surge, activity stays steady through summer, and then every fall… it slows down — usually by about half.

It's just the normal rhythm of real estate. Buyers get busy with holidays, weather turns, and the pace naturally eases up.

For sellers, this means being strategic with pricing and presentation matters more than ever. The buyers who are still out there tend to be serious — and that can absolutely work in your favor.

The market has changed in recent years- Buyers today tend to be very value-conscious. Most are prioritizing homes that feel move-in ready, because they’re stretched thin — financially and timewise. Even small aesthetic differences can weigh heavily in their perception of value.

If you are thinking about selling your home, let's talk BEFORE you invest a bunch of money and time into making improvements- because you need to make the right improvements in order to get the biggest bang for your buck.

As agents, we see hundreds of homes in varying conditions- we work with tons of buyers and hear what they love, what they don't love, what they don't want to do. In my experience, 90% of them are looking for something move-in ready. They don't want to do a single thing before they move in- and they certainly don't want any projects to tackle.
