According to personal finance reporter Mike Winters, “only 28% of Americans who planned to buy a home in 2024 actually did”. There are several reasons why: Rising home prices; rising mortgage interest rates; a limited supply of homes for sale; and the rising cost of homeowners insurance. We’ve talked with other attorneys, Realtors, and title company representatives, and all have seen a decline in their numbers. But in my over 38 years as an attorney, I’ve seen ups and downs in the financial and real estate markets. If we weather this storm, we will soon be back to a booming real estate market. Yesterday we concluded a purchase closing on a transaction that is not customary. Our client bought a coop at 1132 W. Lunt, Chicago, IL. Coops are entirely different than condos where in coops you buy a stock ownership interest in the corporation that owns the building. Few lenders make mortgages on coops since they can’t get a first lien interest in the unit. The closing took 2.5 hours while Citibank struggled to figure things out. But we successfully closed. Just another day in real estate. I love helping my clients.

Per CNN, interest rates on mortgages are dramatically down and this will continue into 2024. Now is a great time to think about buying or selling a home in the busy Spring market. Reach out any time and take advantage of my experience. I have referrals to the Top Realtors in our area.

Turning the clocks back means the cold and darkness are coming. That also means the real estate market will begin its annual slowdown until the Spring. But if you are looking to buy or sell your home, don’t be discouraged. There are fewer homes available on the market and fewer buyers looking to buy. That is a big advantage if you are selling a nice house in good condition. You have less competition and your house will most certainly stand out. And if you are buying, prequalified and don’t have a home to sell, you are an attractive buyer to any seller. If you are a cash buyer, then you are 10x more attractive.
