Not every house that goes fast was priced right. Some were priced low on purpose. Know the difference.

You know how something on eBay starts at $1 and ends up selling for way more than it's worth? That's not an accident. That's the strategy.

Some listing agents do the exact same thing. Price it low, create urgency, let buyers compete against each other until the emotion of winning takes over and the price climbs past what anyone planned to spend.

Buyers get so caught up in not losing that they stop asking whether they actually want to win.

If you're writing offers in a competitive market this spring, know what you're walking into. Is this home priced to reflect its value, or is it priced to start a bidding war? Those are two very different situations and they require two very different strategies.

The home scent that makes buyers feel instantly at home:

Not candles. Buyers know when a candle is covering something up and it makes them suspicious.

The scents that actually work at showings are the ones that feel accidental. Fresh air from windows cracked an hour before. Clean laundry. Citrus from a bowl of real fruit on the counter.

The goal is not to make the home smell like a spa. The goal is to make it smell like someone happy lives there.

Scent is the fastest sense to trigger an emotional response and buyers make decisions based on how a home makes them feel before they can articulate why. A home that smells clean and lived in without smelling staged is ahead of every other home on the showing schedule that day.

If you're prepping for showings, the scent conversation is just as important as the staging conversation. Most sellers don't hear that until it's already cost them.

Spring market myth: more buyers means better offers. Reality: more buyers means more competition for the right ones.

More buyers in the market does not automatically mean every seller wins. It means the well-priced, well-presented homes win and everything else sits while buyers walk past it on their way to something better.

Spring brings out serious buyers and it also brings out browsers. The difference matters. A serious buyer is pre-approved, has been watching the market for months, and knows what they want when they see it. A browser is curious but not ready.

The sellers who benefit from spring demand are the ones who show up prepared. Right price. Right presentation. Right strategy from day one.

The sellers who don't are the ones who assumed that a busy market would carry a listing that wasn't ready. It won't. Buyers have options in spring too.
