Joy Cobert, LML at GMFS Mortgage - NMLS# 2182463 Elevating Your Home Loan and Refinance Experience Before entering the mortgage industry in 2024, I spent more than 13 years as a REALTOR®.

Hi I am Joy Cobert, a mortgage loan officer with GMFS Mortgage in Lafayette, Louisiana, helping homebuyers across Acadiana understand their financing options and move toward homeownership with confidence. That experience has given me a valuable perspective on both the financing and real estate sides of a home purchase. I describe myself as having a “teacher’s heart.” I take time to answer questions, explain loan options clearly, and help clients consider a monthly payment that feels comfortable for them. Whether someone is ready to buy now or needs time to strengthen their finances, I enjoy helping them understand their next steps. My experience includes working with first-time and repeat homebuyers and exploring options such as conventional, FHA, VA, USDA, construction, renovation, and down payment assistance loans, when available and appropriate for the borrower. I work closely with buyers and their real estate agents to keep everyone informed throughout the process. In 2026, I completed the Future Leaders program through the Louisiana Mortgage Bankers Association earning me the designation of Louisiana Mortgage Leader. I currently serve on the board of the Acadiana Mortgage Lenders Association and previously served on the board of the REALTOR® Association of Acadiana. Born in Houma and raised near New Orleans, I have called Acadiana home for more than 20 years now. Outside of work, I enjoy time with my nearly adult children, family game nights, and trips to the beach. I believe a good mortgage conversation begins with listening. My goal is to help each client understand their choices and make an informed decision about what comes next. I look forward to earning your trust!

Your home’s exterior introduces the property before anyone steps through the front door. The good news is that improving curb appeal does not always require a major project.

Start with maintenance. Trim overgrown landscaping, clean walkways, remove debris, wash exterior surfaces where appropriate, and check that exterior lighting is working. Then consider simple visual updates such as refreshing the front door, updating house numbers, adding healthy plants, or replacing a worn welcome mat.

For sellers, these details can help create a cared-for first impression. For homeowners staying put, they can simply make coming home feel better.

Take a look at your home from the street. What’s the first thing you’d update? Let me know in the comments.

Smart home features can be convenient, but I would never assume every device will transfer smoothly to a new owner. A home can have impressive technology and still leave unanswered questions about access, subscriptions, compatibility and maintenance.

Before closing, I would ask which devices stay with the property, which accounts need to be transferred, whether any features require paid services and how the systems work if the internet goes down.

The best technology should make ownership easier, not create a mystery after move-in.

Your credit score doesn’t have to be perfect to start the homebuying conversation! 🏠✨

Understanding how your credit score impacts your mortgage is an important step toward becoming a homeowner. A higher score may help you qualify for more favorable terms—but every borrower’s situation is different.

The best way to know your options? Talk with a mortgage professional before making assumptions about what you can qualify for.

Let’s see what possibilities are available for you! 💚

Touring a home? I always recommend looking beyond the staging.

As you move through each room, focus on four things: natural light, storage, condition, and flow. Open closets and cabinets to understand the available storage. Notice how sunlight enters different rooms. Look for visible signs of wear or areas that may deserve a closer inspection. Finally, imagine yourself moving through the home during an ordinary day.

A showing is an opportunity to experience the property, not simply admire it. Take your time, observe, and ask questions.

Save this Reel for your next home tour. And when you’re ready to see homes in person, reach out and let’s start your search.

One room can serve more than one purpose. Flexible spaces are changing how homeowners think about their interiors, especially when a home needs to support work, relaxation, entertaining, hobbies, and everyday routines.

A spare bedroom can double as an office. An unused corner can become a reading area. A dining space can incorporate extra storage or a workspace without losing its original purpose. Thoughtful furniture, storage, and layouts can make it easier for a room to adapt as your needs change.

Before deciding that you need more square footage, take another look at the space you already have. A different layout might reveal possibilities hiding in plain sight.

Which room in your home could be doing more for you? Let me know in the comments.

Before looking through listings, I like to encourage buyers to create two lists: what you need and what would simply be nice to have.

Your needs might include the number of bedrooms, commute considerations, accessibility, outdoor space, or proximity to places that matter to you. Your wish list might include a kitchen island, dedicated office, larger closet, or certain architectural details.

Knowing the difference can make it easier to evaluate properties objectively and avoid overlooking a strong option because it does not check every box.

A successful home search starts with understanding what matters most to you.

Thinking about building instead of buying? 🏠

Building a home gives you the opportunity to create a space that fits the way you actually live — and construction financing can help make the process possible.

With financing available for up to 95% of the appraised value, your dream home could be closer than you think.

Let’s chat about your goals and what construction loan options may be available to you!

Fall is a great reminder that comfort at home often comes from the simplest details. You do not need to completely redesign a room to give it a warmer, more welcoming feel.

Layering textures, introducing warmer neutral tones, changing throw pillows, adding soft lighting, and bringing natural elements indoors can refresh a space without overwhelming it. Even rearranging furniture to create a more conversational seating area can change how a room looks and functions.

The best spaces balance personality with practicality. Focus on choices that make your home more enjoyable for the people who live there every day.

What is one small change that instantly makes your home feel more comfortable during the fall season?
