OFFER ACCEPTED in Crown Hills, Alpine! 🔑**

Twenty-four showings. Two out-of-state buyers. One home that made them stop and say, "This is it."

My buyers were searching for a second home close to their kids and grandkids, and they weren't willing to settle for "close enough." We toured, compared, went back for second looks, and kept going until the right one came along. When it did, we moved quickly, and today it's officially accepted.

Buying from out of state takes trust. You're relying on someone on the ground to be your eyes, ears, and advocate. I'm so grateful they trusted me with this one, and I can't wait to see the holiday dinners, backyard visits, and grandkid sleepovers this home is about to hold.

Thinking about a move to East County, whether it's your first home, your next one, or a place to be closer to family? Let's connect. 💛

Consider this your unofficial list of places I probably should've kept to myself. I am one of the few San Diego Natives.... so I would probably know all the secrets.

Swipe for a few of my favorite finds, but if you want even more ideas for where to go, what to do, and what's worth adding to your calendar this season, I've got you.

Comment FALL and I'll send you my La Mesa fall guide.

Three East County neighborhoods I could talk about all day 💛
Mt. Helix — the views, the quiet, the way the light hits the hillside in the evening. If you want space and a little elevation (literally and figuratively), this is it.
La Mesa Village — walkable, charming, full of life. Farmers market on Fridays, local coffee shops, that small-town feel that's so rare in San Diego. I never get tired of it.
Horizon Hills — this is home turf for me. Big lots, room to breathe, a real neighborhood feel where people know each other. It's exactly what my move-up buyers are looking for when they're ready to trade density for land.
East County doesn't get enough credit — but if you know, you know. 😊

Does this sound familiar?

Your garage hasn't seen a car in years because it's stacked floor to ceiling. The yard ran out of room for the things you actually want — a pool, fresh eggs, an outdoor kitchen. And your neighborhood? Still full of the same starter homes you bought into, with no upgrade homes nearby and no room to expand.

I talk to families across El Cajon, La Mesa, and Horizon Hills living exactly this. They didn't do anything wrong — they just outgrew the house that got them started. And at some point, renovating and purging hits a ceiling that no amount of organizing can fix.

If this sounds like your house right now, comment UPGRADE below and I'll send you my free Move-Up Buyer's Roadmap — my step-by-step strategy for selling your current home and moving into one with the space and land your family actually needs.

Let's connect — I'd love to help you figure out what's next.

🏡 FHA vs. Conventional vs. VA — which loan fits YOUR move?

One of the most common questions I get from buyers here in East County is: "What kind of loan should I be looking at?" And honestly, the answer depends on YOUR situation — not a one-size-fits-all formula.

Here's a quick breakdown:

🔵 FHA — A great option if you're a first-time buyer or working on building your credit. FHA loans often allow lower down payments and have more flexible credit guidelines. If you've been telling yourself you're "not ready," FHA might be worth a second look.

🔵 Conventional — If you've got solid credit, steady income, and some savings built up, a conventional loan can give you more flexibility on down payment amount and loan terms. Many move-up buyers and repeat buyers go this route.

🔵 VA — If you're a Veteran, active-duty service member, or surviving spouse, this one's for you. VA loans can offer $0 down and no monthly mortgage insurance. It's one of the most powerful benefits out there and is widely used right here in San Diego County.

In a competitive market like La Mesa, El Cajon, and the surrounding East County communities, your financing strategy matters just as much as your offer price. Understanding your loan options early puts you in a stronger position from day one.

Have questions about what might work best for you? I'm always happy to connect you with a trusted local lender and walk you through the process. DM me or drop a comment below! 👇

JUST SOLD 🔑 1521 Donita Drive, El Cajon, CA — This is what a strong agent network looks like in action.

A fellow agent in my circle had a seller who wanted a quiet, private sale. I had an out-of-state buyer ready to plant roots in East County. We connected the dots, negotiated repair credits that saved my buyer real money, and closed without the chaos. No stress. Just results.

If you're thinking about buying or selling — let's talk. My network is your advantage.
