🏡 I don’t post many of the sold homes … but this was a story worth telling …  
 
🎅This home was prepped and ready to hit the market on Christmas Eve … traditionally not the best time to get maximum exposure  
 
📈As an alternative, the sellers chose to take a strategic approach using our Compass Private Exclusive service, keeping the home off the public market while testing a price $300,000 above the appraised value.  
 
✅ The result? A full-price, all-cash offer and closed before we were even set to hit the open market.

I get asked all the time: “What’s your favorite country you’ve ever visited?” 
That’s like asking me my favorite food or band… impossible. 
 
But if I had to choose? Japan. 🇯🇵 
 
Third trip, and somehow it gets better every time, this time, winter in the mountains chasing JAPOW with four of my longtime Vail friends, riding some of the deepest snow on earth. ❄️🏔️ 
 
Japan just hits different: 
🍣 unreal food (bad meals don’t exist) 
🚄 easy travel, trains that actually run on time 
💴 insane value + no tipping culture 
🧼 spotless clean 
🎎 friendly people, no fake vibes 
🚽 toilets from the future 
🏪 7-11 / Lawson / Family Mart =IYKYK  
🍸 chu-hai and sochu  
 
Honestly? It’s everything. 🎌 
 
🙏 A MOUNTAIN SIZE THANK YOU to Chad, Andrew and Kate at Sea and Summit Adventures. These guys were fundamental in making are stay in Niseko a 10+++.  
 
From setting us up with a BRAND NEW Chalet, to lining up incredible dinners to sick photography and of course, showing us stash spots on the mountain that we may have found, but probably wouldn’t have found our way out of!  
 
You guys ROCK!

❤️ With everything on social media feeling like arguments and bad news these days, this one really hit different.  
  
📣 It’s been just over a month since this video was posted of me surprising Ruby at her first football game as a cheerleader… and it’s now passed 3.2 MILLION RubysRainbow.org,000 comments.  
  
🌈 If you know me, you know how much Ruby and Rubys Rainbow mean to me. This community, this girl, this mission … they’re part of my heart.
