After the down payment and closing costs, you may still need cash for:

✅ Furniture and supplies
✅ Repairs and improvements
✅ Hot-tub or HVAC problems
✅ Insurance or utility deposits
✅ Slower booking periods
✅ Unexpected operating expenses

The projected revenue may look impressive—but what remains after the mortgage and operating expenses is what matters.

A larger down payment may reduce the monthly payment—but it also puts more of your cash into the property.

A smaller down payment may preserve money for furnishings, repairs and reserves—but creates a higher monthly payment.

The right strategy should balance:

✅ Available reserves
✅ Cash required at closing
✅ Future investment plans
✅ The property’s realistic performance

The mortgage payment is only one part of owning a short-term rental.

Your projections should also include:

✅ Property taxes and insurance
✅ Utilities and internet
✅ Cleaning and management fees
✅ Platform fees and supplies
✅ Pest control and routine maintenance
✅ Furniture, hot-tub and HVAC repairs

If these expenses aren’t included, the projected cash flow probably isn’t realistic.

A short-term rental projecting $100,000 in annual revenue may sound like a fantastic investment—but that number does not tell the whole story.

You also need to know:

✅ The average nightly rate
✅ The required occupancy level
✅ The strongest and slowest months
✅ How seasonality affects cash flow
✅ Whether the property survives a realistic stress test

Lower the projected occupancy or nightly rate and run the numbers again.

If the property only works under perfect conditions, it probably doesn’t work.

The seller or listing agent may provide an estimate—but your decision should also consider:

✅ At least 12 months of actual rental history
✅ Property-management projections
✅ AirDNA market data
✅ Comparable nearby properties

Never base your financing decision on one unusually strong month or the most optimistic numbers.

Your Preapproval May Not Mean What You Think It Means ⚠️

You have a mortgage preapproval, so you’re ready to make an offer…right?
Not always.
A preapproval is only as strong as the information that was actually reviewed.
Your income, assets, credit, debts, occupancy, property type, and loan program can all affect your financing.
Buying a primary residence is very different from buying a second home or investment property.
Before making an offer, make sure your lender understands exactly what you’re buying and how you plan to use it.
Five minutes upfront can prevent a major problem later.

You Don’t Need a W-2 to Buy an Investment Property 💰

Think you need a traditional W-2 job to qualify for an investment property?
Not necessarily.

With certain DSCR loan programs, qualification may be based primarily on the rental income generated by the property rather than your personal employment income.

That can be a powerful option for business owners, self-employed borrowers, retirees, and real estate investors whose tax returns may not tell the whole story.

DSCR isn’t right for every borrower or property — but if traditional income documentation has been holding you back, there may be another way.
