Buying a home? These three costs can sound similar, but they each serve a different purpose. 🏡

Earnest money shows the seller you’re serious, your down payment goes toward the purchase price, and closing costs cover the fees involved in completing the transaction.

The good news? Earnest money is usually credited toward your down payment or closing costs at closing—it generally isn’t an extra charge on top of both.

Love the house? Check the neighborhood, too. 🏡

A quiet midday showing gives you just one glimpse of what living there could feel like. Before making an offer, visit at different times:

🚗 7 a.m. — Check morning traffic and try your commute.
🕒 3 p.m. — Notice school pickup traffic and afternoon activity.
🌙 9 p.m. — Get a feel for evening noise, street lighting, and parking.

If possible, visit on a weekend, too. The goal is to see how the location fits your everyday routine—not just how much you love the kitchen.
