Thinking about buying your first home in the Hudson Valley?
You might be closer than you think. 🏡
Here’s the part nobody tells you: you do NOT need 20% down.
Most first-time buyers I talk to are surprised by how much help is actually out there in New York. Let me break it down for you:
1. SONYMA - New York’s own helper SONYMA (the State of New York Mortgage Agency) offers below-market mortgages to first-time buyers, plus a Down Payment Assistance Loan: up to $15,000 or 3% of your purchase price, at 0% interest with no monthly payment, forgiven over 10 years. There’s also an enhanced version DPAL Plus up to $30,000 for lower income buyers, but funds are limited and first-come, first-served. You apply through a SONYMA participating lender, not the state directly.
2. FHA loans - 3.5% down
FHA loans are one of the most common first-time buyer paths: as little as 3.5% down with more flexible credit requirements.
3. VA and USDA - 0% down
Veterans, active-duty military, and surviving spouses: VA loans typically require no down payment. And USDA loans also 0% down cover eligible rural areas, and a lot of our Hudson Valley towns qualify.
A few things to know:
• “First-time buyer” generally means you haven’t owned a home in the last 3 years (veterans and buyers in certain target areas can be exceptions).
• Income and purchase price limits vary by county.
• Most assistance programs ask you to complete a homebuyer education course, it’s genuinely useful, not just a hoop.
• Programs and limits change, so always confirm the current details with your lender.
If buying has been on your mind, let’s talk it through over coffee- no pressure, just real talk about where you stand and what your options actually look like.
What’s the #1 thing holding you back from buying right now the down payment, credit, or just not knowing where to start?
