A new look. The same important mission here on the Outer Banks. 🧡

OBX Room In The Inn recently introduced its new logo, featuring an open door that represents something at the heart of its work: welcoming people in need with compassion, dignity and support.

Since 2009, OBX Room In The Inn has been serving adults experiencing homelessness in our community. And while many people know about its winter shelter, its work extends beyond providing a place to sleep.

During the 2025–2026 season alone, the organization reports 2,164 room nights, 6,492 meals served and 16 guests rehoused.

I've put together a resource explaining what OBX Room In The Inn does, when the shelter operates, year-round support, volunteer opportunities, ways to help, and where someone can turn for assistance.

🏠 Outer Banks Market Update | August 24, 2026

Another week of activity across the Outer Banks.

From August 17–24, there were:

85 new listings
51 new contracts
40 properties sold

Looking at the broader single-family market from Corolla to South Nags Head, there are currently 441 active listings, 126 under contract, and 572 sales year to date.

But the numbers alone aren't the whole story.

If you're thinking about selling, the question is how your property is positioned against today's active competition.

If you're thinking about buying, it's understanding where you may have options—and where desirable properties are still moving.

That's where looking at the market property by property and area by area becomes much more useful than a single market statistic.

This could be a BIG deal for the real estate market — if it goes anywhere.
Have you heard about the MOVE Act — Making Ownership Viable for Everyone Act?
It was introduced in Congress earlier this month, and the idea behind it definitely caught my attention:
Portable mortgages.
For homeowners sitting on a 2.5%, 3% or 3.5% mortgage, giving up that rate can be a major consideration when deciding whether to sell and buy another home.
The MOVE Act proposes a framework that could allow certain homeowners to take an existing mortgage with them when purchasing another property.
Important: This is proposed legislation. It is not law, and there are a lot of details that would have to be worked out before we would know exactly how portability would work in practice.
But from a real estate standpoint, it's worth watching.
If homeowners could move without automatically giving up their existing mortgage, could that change the conversation about whether to sell?
