This is the current report on the Condo/Townhouse market in Ketchum.
- Months Supply: 8 months of inventory
- Median Sold Price: $1,350,000
- Sold-to-List Ratio: 97.02%
- Median Days on Market: 71 days
- 40 active listings , 15 pending sales
Many locals and seasonal second-home owners want to be in Ketchum: close enough to walk to town, catch the bus to the ski hill, and get out on all the trails and activities the North Valley has to offer.

The condo and townhome market is a good way to get a foothold here at a more approachable price point. Depending on location, age, and size, prices range from $615,000 to several million, so there's a wide variety of properties to choose from.

1️⃣ Price accurately from day one, the first two weeks of activity matter more than listing high at a "let's see" number.

2️⃣ Small fixes + staging + decluttering and great curb appeal make a big difference in the eyes of a buyer.

3️⃣ Timing has local nuance- Each. market is different and there are times of the year that are better for listing your home depending on the community.

5 Buyer Tips Nobody Tells You

1️⃣ Fall in love with the bones, not the paint color. Cosmetics are cheap to change, lot, layout, and location aren't.

2️⃣ Get pre-approved before you fall for anything. Showing up with a pre-approval makes for a much stronger offer.
3️⃣ The inspection is your super power. Some expense upfront could save you from a surprise roof or septic bill down the road.
4️⃣ Mountain living: ask about snow load, well water, septic, winter access and road maintenance. Not glamorous questions, but expensive ones to skip.
5️⃣ Days on market tells a story. A listing that's sat for 60-90 days is either priced wrong or hiding something. That could be leverage for you and valuable information.

Under contract and your are getting a loan. Don't touch your finances until you close.

Lenders check your credit again right before closing - not just at pre-approval.

Until then, avoid:
→ New credit cards or loans
→ Financing a car or big furniture
→ Large purchases on existing cards
→ Co-signing for anyone
→ Job or income changes

Anything financial comes up? Call your lender first, not after.

Simplified: This means keep things exactly as they were the day you got approved - the things you need or want to buy will still be there in a few weeks.
