Education: If you are selling your home and your home has a dated kitchen, dated baths but the one that sold has updated kitchen and bathrooms, you need to adjust pricing to meet that need.
Example: Kitchen countertops, newer appliances are not free. You can not price your home the same price as the one that sold that had the updated kitchen and baths.
Goes the same way if you have a new roof and the other home has a old roof, you are going to adjust your price to meet the new roof. (but not dollar to dollar)
There are so many people listing homes higher these days just to test the waters, and the truth be told, listen to your realtor, list it the price range they recommend and hey you may get multiple offers and get the higher price.
No one wants to be on the "reduction train" to sell a home and you will get less than what you should have priced it to start with. :-)

Beware if you have land that you own and you now live out of state, there are so many people trying to sell the land they do not own. I tracked down the real owner, his email had alot of red flags.
It took time away from my work this morning but I busted another scammer... my last email I sent him after the real owner called me back, he may think twice before trying to scam another NC realtor anyway.
If you are buying land from someone besides me, you better be sure the agent knows them, met them and has their proper documentation before you put down your non refundable money to buy it. You also do not want to be paying for a perk for the owners land that they are not selling.... or an appraisal etc. As a buyer you can loose alot of money in no time with scammers like this.
