Times have changed, back in 2020 and 2021, people were writing love letters to the seller to take their offer... in todays market, no love letters needed... sellers are now offering closing cost, home warranty etc to get a offer on a home. It has been slowing changing to a buyers market over the last year.
If you are looking to buy, I know rates are a little high but "date the rate" Marry the house.

Today I got another land scammer... People trying to pose as the owner to sell their land that they do not own... You got to get up pretty early to scam me.
If you have not done so, please register your email address with Davidson county register of deeds, at least you will know when there is a deed transfer... I still wish there was some kind of code that only the homeowner knows to get a deed recorded. I hope this scammer emails me back... I will tell him I contacted the real owner and left him a message... They send you phone numbers from whatsapp, because when you look them up, the number is no where close to the name... Only if they would show up and meet me and the po po at the property... trying to obtain property by false pretense. Beware... register your email, I can post link below if you are interested. (land or regular house sales)

Closing on a for sale by owner today. I saw a lady mention she was going to sell her house on fb, so I messaged her and ask questions. I knew it was a perfect fit for my buyers.... they have a larger family and their budget was tight.... they are getting some instant equity in the home and also the SF that they need. They have a house with a sunroom, two car garage, basement, and storage space and a "man cave in the basement with a full bath" The houses they were looking at listed had 1200 sf, no garage, no basement, no storage.. etc for the same pricing. They need to do alittle work as far as cosmetics but it is a great home. I am a realtor who looks for homes for buyers and not just waits for them to find it, then call me... that is not their job. :-)
