A controversial plan to redevelop the Tierra Verde Marina is back, but the developer says the new version is smaller and reflects feedback from residents.

Tampa based Greenleaf Capital recently submitted a revised proposal to the City of St. Petersburg after pulling the original plan last year to make what they called “material changes.”

The biggest changes include reducing the scale of the project. The earlier proposal included four new dry storage buildings with capacity for 711 boats, but the updated plan would add two new dry rack buildings and bring the marina’s total storage to around 500 boats.

Developers also say they reduced the height of the buildings from about 90 feet down to 72 feet and decided to keep the existing boat barn instead of replacing it.

Community concerns previously focused heavily on building height and traffic. According to the developer’s analysis, the shift toward boat storage and fewer units could reduce daily vehicle trips by about 37 percent compared to the site’s current uses.

The revised plan would still include a new marina office, a three story pavilion called Harbor House with a restaurant and rooftop style bar, and about 1,250 square feet of retail space.

The development team says they spent the past year meeting with the Tierra Verde Community Association, local groups like Tierra Verde Next, and individual residents to gather feedback before submitting the new proposal.
