⚡️⚡️ Old fuse panels themselves are generally considered obsolete for electrical service…pipe fittings in place of fuses are down right dangerous! When purchasing an older home pay close attention to the electrical system, and hire an inspector with the proper knowledge to catch issues like this!

THICK!..per seller this system had never been pumped because they use rid-x monthly (since 1980!). It’s a wonder this system has never backed up.
If you are purchasing as 🏡 with a septic system be sure to get it checked out. Maintenance is cheap compared to replacement costs of a failed system.

Ice makers are for freezers not air conditioners! With afternoon temps in the 100s equipment that isn’t properly maintained can leave you steaming (especially when you get the repair bill). While many hvac companies are fully booked for service there are some small things you can do as a to prevent failures.
1- Change your filters, and change them often!
2- Make sure that your exterior condenser is clean and free of any obstructions that may restrict air flow.
3- Clean your drain lines. As your AC runs it removes moisture from the air. That moisture can back up in clogged drain lines creating $$ issues.
4- As soon as the outside temps drop and hvac contractors schedules open up get your unit professionally serviced (don’t just wait till next year).

As the mercury rises proper cooling of a home becomes an absolute necessity. Finding empty packages of leak stop during a is a decent sized red flag. Further review revealed leaks at both evaporator coils ($$$$).
