I’ve been reading up on the latest data from Bigger Pockets, and it looks like we’re entering a "seller’s market" in reverse in several states. For investors, this is a rare window to negotiate on price, repairs, and terms.

Here’s the quick breakdown of what’s happening:

The "Big Three" Correction: Most major metros in Florida, California, and Texas are seeing price declines.

The Standouts: Washington, D.C. is leading the dip (down over 3%), largely due to job uncertainty in the federal sector.

The "Why": It isn't just interest rates. In places like Florida, skyrocketing insurance costs are hitting affordability hard, even without state income tax.

The Heartland Hedge: While the Sunbelt cools, the Midwest and Rust Belt (like Kansas City and Cleveland) are actually seeing modest gains.

The Long Game: Experts from the American Enterprise Institute suggest prices might continue to slip 1-2% through 2027 and 2028 before fully stabilizing.

My Take: "Waiting out the market" for interest rates to drop is a gamble that hasn't paid off for five years. The move right now? Find a declining market where you have leverage, negotiate like crazy, and focus on forced appreciation (like ADUs or renovations) to boost that cash flow.

Houston Housing is Blooming! 🌸🏠

The March numbers are in, and the Greater Houston market is showing some serious stability. While we’re seeing more inventory (up 8.7%!), home prices have actually moderated slightly, making it a more balanced field for buyers.

The Highlights:

Sales are up: Single-family home sales rose 3.7% year-over-year.

Better Affordability: The typical monthly payment on a median-priced home is down nearly $106 compared to last year.

More Choice: We’re at a 4.7-month supply of inventory.

Success leaves clues, and today the clue is FOCUS.

Spent my morning in Breakthrough 120 and heading into a Mastermind session this afternoon. It reminded me of one of my favorite quotes: "Our best lives are lived by paying attention to what matters most."
