Caught the FIFA World Cup Fan Fest here in KC yesterday afternoon and honestly — what a vibe. ⚽🌍

Mexico vs. South Africa. First game of the tournament. Mexico won 2-0 but not before three red cards in the opening match. Wild start to the World Cup.

What struck me most was the crowd. Kansas City has one of the most vibrant Mexican communities in the country and it showed up yesterday.

If you haven’t made it out yet — today is your day. USA vs Paraguay is TONIGHT and it is going to be electric. 🇺🇸

Kansas City hosting the World Cup is a big deal. The city is on the word stage and I’m here to sit in the spotlight with the city for a bit. 🏙️

📊 The May 2026 KC market numbers are in — and there's a lot to unpack.

Average sales price sitting at $401K. Homes still selling at 98.8% of list price. Only 2.4 months of supply. The market is still moving — but it's getting more nuanced than the headlines let on.

The short version: if a house is priced right and turnkey, buyers are still competing hard for it. If it needs some work or has been sitting, there's room to negotiate. Pricing strategy matters more right now than it has in a while.

And rates? Don't hold your breath for a dramatic drop. The mortgage bond market and the new Fed Chair's plans to shrink the balance sheet could actually keep rates elevated longer than people might hope.
