It’s hard to believe in just 3 days Paradise Sharks Real Estate will be publishing our last detailed market update of the year. Just the around the corner, we welcome 2023 and it’s bound to be another very interesting year for the Northern Palm Beaches real estate market.

Where things go from here is anyones guess but the million dollar buyer is likely to tell us where the overall market is heading. The national economy is going to play a very important role in their sentiment.

The high end buyer disappeared a bit in November with closings above that million dollar threshold. Sales fell a rather significant 29% from the previous month and an even more dramatic 48% from year ago numbers. We have not seen a slower month for closings since May of 2020.

With season coming, is this a significant fall or just another twist in the pandemic driven mania that has controlled the local real estate market for so long now?

Looking at the current market statistics in Cielo gives us a very good look at what we are seeing in many neighborhoods throughout the Northern Palm Beach area. While prices remain at lofty heights, the table appears it could be set for that to change. How much is anyone’s guess as sales have slumped 29% in Cielo since March.

So hard to say in a market dominated by million dollar plus sales, but in Cielo days on market for active listings is up 885% from the most recent sales numbers. That’s dramatic, as is the massive jump in inventory, we are seeing throughout the region. Interest rates, while currently in pull back mood, are still up considerably from what buyers have enjoyed for many years.

Strong seasonal buying historically starts in less that 5 weeks and pending home sales above a million dollars have remained pretty strong. Its possibly going to be a wild ride, so hang on, and remember that Paradise Sharks Real Estate is still offering our amazing 3.5% total commission on most homes in the Northern Palm Beaches.

Every month about this time Paradise Sharks Real Estate likes to check in on the Jupiter single family home market. It’s another metric that is so important in helping us determine where the local real estate market is heading so we can properly advise our clients, friends and neighbors.

Since last month;

The number of single family homes on the market has increased over 3%
61.5% of those homes are listed above a $1 million dollars.

Median list price has dropped almost 4%.

The number of price decreases we have today is the highest we have seen since August.

Days on market for active listings has jumped over 6%.

If doing anything real estate in today’s market make sue you are going in with your eyes wide open. Get educated, not sold.

Remember that Paradise Sharks Real Estate offers an amazing total commission of 3.5% on most Jupiter homes and if we don’t do exactly what we say we insist you fire us. Today’s median single family home price in Jupiter sits at $885,000 for the year.

The difference in our 3.5% total commission and a 5% commission offered by another broker is a more than a little significant $13,275. That’s money in your pocket; not ours.

Welcome to December and the years final month before we turn the calendar to 2023.

Tomorrow Paradise Sharks Real Estate will be publishing our very last first of the month update for 2022. Crazy how fast this year has flown by.

November was another VERY interesting month in the Jupiter area real estate market. Tune in tomorrow for the entire story as it’s a good one.

The number of homes under contract in the Northern Palm Beaches fell again in November. Only slightly, but enough to set another modern day record low which isn’t exactly great news for the real estate community.

Since April, in Palm Beach Gardens Evergrene neighborhood, active listings are up 250%, interest rates are up 40%, days on market is up 14%, inventory levels up 252% and cash buyers have declined.

However, median sales prices are still up 4%. Go figure.

As John Prine used to sing, it’s a big old goofy world and we have front row seats. Season coming so hold on to your wallet as literally anything can happen as we have seen over the past couple years.

Median single family home prices in the Jupiter area are back up to $850,000 even as sales slow to the lowest we have seen in 29 months.

Season is only 2 months away. Will the traditional buying patterns return, pushing prices back up to new highs?

Time will tell….

The Northern Palm Beaches real estate market remains one interesting place to be making a living. Closings of single family homes durning October were the slowest we have seen since May of 2020. That’s 29 months!

Jupiter home inventory soars to 23 month highs!

it's hard to believe that November is almost halfway over and that 2023 is just around the corner. That means in just 2 days Paradise Sharks Real Estate will be bringing you our 11th mid-month market update of the year.

Season, and hopefully traditional seasonal home buying, is closing in on us and boy does the local real estate market need a boost.

As of today inventory, so far in November, has jumped another 6% and currently sits at the highest levels we have seen since December 2020.

New single family home listings soar in Jupiter.

A month ago when we checked in to the single family home market in Jupiter there were 13 new listings. Today that number has ballooned to 40, or a jump of 308%. Total active listings have jumped from 208 to 252. The percentage of active listings priced above a million dollars is hanging steady at 62%.

2022-23 season is closing in and this market could go many directions so stay tuned.
