West Palm Beach luxury home sales just jumped 43.9% year over year — the BIGGEST increase in the entire country. Not Miami. Not New York. West Palm Beach. 🏆

Median luxury sale price hit $4.5M (up 7.5%), and even Miami's luxury market — prices up 18% — couldn't match WPB on volume (sales just +8.8%). (Redfin, May–July 2026.)

Translation: while the rest of America debates 7% rates over coffee, West Palm's top end skips the coffee and signs contracts. The national market has a rate problem. Palm Beach has a ch*****ne problem. 🥂

The 30-year fixed hit 7.03% last week (Freddie Mac, Sept 24) — the first print above 7% in 20 months. A year ago it was 6.30%. Your pre-approval from last fall buys a lot less house today. So stop playing yesterday's game.

How smart buyers are playing Palm Beach County right now:

1️⃣ Negotiate price, not rate. Sellers netted 95% of list in August (MIAMI REALTORS + BeachesMLS). That 5% gap? Yours to take — start with listings sitting 40+ days.

2️⃣ Condos are your leverage. 6.7 months of supply, sellers taking 93% of asking. Friendliest negotiating room in the county.

3️⃣ Stop outbidding cash — you can't. 41.8% of single-family deals closed all-cash. Beat them on terms instead: fast close, flexible dates, clean offer.

Takeaway: 7% rates don't kill buying. Panicking does. Rates are rented; the right price is forever.

September numbers just dropped: median sale price $349,000 — while the median list price sits at $409,900 (up from $375K last year). See the gap? Sellers are reaching. Buyers are negotiating. They're meeting somewhere in the middle.

The juicy part: homes are averaging 78 days to sell (vs 66 last year), and most close 4% BELOW list price. 18% of listings just cut their price in the last month. Meanwhile 370 homes sold — up from 219 last year, nearly a 70% jump in activity — with 579 homes listed, a 335% jump in inventory.

Translation: this is the most buyer-friendly Vero Beach market in years, and it's still moving. That's not a crash, sweetie — that's called leverage, and buyers finally have some.
