National Dog Month 🐾❤️

Yes, I realize I’m a little late getting around to posting this. But honestly, if you know me, you know I couldn’t let National Dog Month pass without sharing the story behind one of the biggest blessings I never planned for.

Fun fact: I’m the owner of LoveJoy Pembroke Welsh Corgis.

And it all started in a place far, far away with a little Corgi named Peanut.

Peanut was a tiny tri-color girl who was absolutely FULL of life. My oldest son, Justin, was almost 3 years old when he met her, and from that moment on, he was determined that we needed a “Peanut puppy.”

He asked for one for YEARS. 3 years before he won.

At the time, we already had two older pound puppies—Daisy, our Beagle mix, and Belle, our Heeler mix. I was pregnant, Jim was deployed, and adding a puppy to the mix was definitely NOT happening.

Then we got PCS to Georgia, and shortly after, we lost our sweet Belle.

And Justin started asking again…

“Mom, can I have a Peanut puppy?”

Jim was deployed again.

So, for reasons that are still beyond me, I started looking for a Corgi.

It was not exactly a smooth experience. It was painful but that’s another VERY long story. And yet, one reason I feel LoveJoy Pembroke Welsh Corgis has been successful.

Eventually, I found a breeder who asked me if I was interested in showing dogs. I think that question came because I mentioned I had shown horses.

That breeder helped me find Prime, who became the foundation stud of our program.

And that little boy’s “Peanut puppy” request eventually became LoveJoy Pembroke Welsh Corgis. Which was business I never planned to start, but one that has blessed our family in more ways than I could have imagined.

And maybe that’s why I understand something about my real estate clients that goes beyond buying or selling a house.

Pets are family.

I understand the stress that comes with moving them, finding a home that works for them, worrying about fencing, acreage, floors, neighborhoods, restrictions, and all the little things that matter when your home has four legs running through it. 🐶🐴🐱

So when I help people buy or sell a home, I’m not just thinking about the house.

I’m thinking about the life happening inside it.

Because I don’t just help people buy and sell homes.

I invest in people’s futures. ❤️

And sometimes, those futures have a wagging tail attached. 🐾

Who should you choose first—the lender or the Realtor? 🏡💰

The answer is: It depends.

Mortgage brokers can shop multiple rates and programs, but make sure you compare the fees they charge.

Banks may offer great options but typically have stricter credit and underwriting requirements.

Credit unions can sometimes offer more flexibility or programs that fit certain buyers.

And your Realtor? We typically have lenders we know and trust—and if you have special circumstances, we may know exactly who to send you to.

For example, looking at a single-wide manufactured home? You need the right lender. Around here, that may mean Apex Bank.

But here's the BIG thing:
👉 You need to know your numbers before you start house hunting.
Your lender's job is to help determine what you qualify for, what your payment looks like, and what financing options make sense.
Your Realtor's job is to:
🏡 Explain the buying process
📊 Provide current local market data
❓ Answer your questions
🤝 Negotiate on your behalf
🛡️ Advocate for you throughout the transaction
🔑 Help get you all the way to closing

Lender first or Realtor first?
Honestly, either can be a great starting point—as long as you get the right people on your team.

Introducing Monday Lunch Club!🍴

A lot of our local restaurants are closed on Mondays, which means lunch options can be pretty slim. So we're bringing food trucks to you instead. Twice a month, we're inviting a lineup of local food trucks to set up in the Greene County Partnership parking lot at 115 Academy St. so you still have a great place to grab lunch!

Join us August 10 and August 24, and mark your calendar because Monday Lunch Club is sticking around for the rest of the year.

Breaking in the new ride the Realtor way! 😂

I may have almost gotten the new car stuck today, but when clients need to see land, a little rain isn't going to stop me. Sometimes the best properties don't come with paved driveways—and that's part of the adventure!

Rain or shine, I'm always happy to go the extra mile (or through a muddy trail) to help my clients find the perfect piece of property.

Thankfully, the car made it out... and so did I! 🚙🌧️🌲

🏡 Let's Get to Know Me!

If you've been around for a while, you know I love four things: real estate, Corgis, fast horses, and my family. ❤️🐴🐶

Here's something you may not know about me... I'm extremely conservative. Not talking politically—financially. 😂

Now, if we're talking dogs, horses, or kids... all common sense leaves the building. But when it comes to houses, cars, and "stuff," I'm always looking for value.

People always ask me, "How do you keep finding these deals?"

Here's my secret:

✨ I'm patient.
✨ I'm always looking.
✨ I'm willing to see past the obvious problems.

I don't want to be house poor... I'd much rather be horse poor. 😉

One of my favorite homes needed a new roof, had a 24-year-old HVAC system, and the pool looked like something from a swamp movie. My REALTOR® called after the virtual tour (before virtual tours were cool!) and basically said, "I can't tell you to buy this..."

I bought it anyway.

The VA loan required a new roof, we cleaned up the pool, squeezed one more year out of the liner, and our home warranty eventually replaced the HVAC after lightning struck it. Four years later, we sold that home for about $75,000 more than we paid—and that was before the crazy market of 2020.

Then there was another one...

The listing photos did absolutely nothing for me, but it checked all the boxes. I walked in and immediately loved it. Brick ranch? Say less.

The owner refused to leave during the showing... and to make it even more awkward, he was the listing agent! 😂

The dining room had a vaulted ceiling... and 1990s blue and mauve floral wallpaper. The bathroom had wall-to-wall carpet/walpaper, gold six-bulb Hollywood lights, and I may or may not have blurted out, "Wow... it looks like a double-wide in here!" 🤦🏼‍♀️

But underneath all that?

It was an incredible house.

Three years later, we sold it for $170,000 more than we paid.

Here's the lesson...

The Barbie Dream House is rarely the deal.

The best opportunities are often the homes everyone else scrolls past because they can't see beyond the wallpaper, outdated fixtures, or ugly carpet.

That's my favorite part of real estate—seeing the vision. I feel a little like Norm Abram from This Old House, looking past what's there to imagine what could be.

So if you're house hunting and everyone else says, "No way," don't be surprised if I say...

"Hang on... I think this one has potential." 😉🏡

As we celebrate 250 years of America's birthday, I'm reminded of how truly blessed we are to live in a nation built on faith, courage, sacrifice, and the enduring promise of freedom. Today, we honor those who came before us and all who have served to protect the liberties we cherish.

To all of my wonderful clients, friends, and their families, I wish you a joyful and safe Independence Day. May your day be filled with the love of family, the laughter of good friends, the fun of summer traditions, the beauty of fireworks lighting up the sky, and gratitude for the freedom that unites us.

Thank you for being such an important part of my life and business. Wishing you a memorable 4th of July filled with blessings, pride, and appreciation for this incredible country we call home.

I am beyond grateful Jim came home safely after each deployment, but we unfortunately know many who did not. Today we honor their sacrifice, their courage, and their memory. May we never forget the price paid for our freedom.
