A wood stove can be a valuable feature in a Park County home—but buyers should look beyond how cozy it appears in the listing photos.

For most properties in unincorporated Park County, installing a wood stove requires a mechanical permit through the Park County Building Department, with the installation inspected by a county building inspector. Properties within the towns of Fairplay or Alma may have different permitting requirements.

When evaluating a home with a stove, ask whether permit and inspection records are available. A separate professional chimney or wood-stove inspection can also help evaluate the appliance, chimney or flue, clearances and overall condition.

Sellers can make the process easier by gathering the permit and inspection records, stove make and model information, maintenance records and any recent chimney-cleaning documentation before listing.

The goal is not simply to confirm that a stove produces heat. It is to understand what is installed and whether the available records match what you see in the home.
