Don’t Fear the Market — Understand the Opportunity
There’s a lot of talk about interest rates, growing inventory and home prices adjusting — and it can make today’s real estate market sound a little intimidating.
But there’s another side to the story.
When inventory increases, buyers may have more homes to choose from, less pressure to rush, and more room to negotiate. And sellers are having to look beyond just price to compete.
That can mean opportunities for:
• Price reductions
• Seller-paid closing costs
• Interest-rate buydowns
• More favorable terms
• Less competition from other buyers
Yes, the interest rate matters. But so does the price you pay, the terms you negotiate and your monthly payment.
For sellers, today’s market is about being strategic. You’re not only competing with “the market” — you’re competing with the home down the street. Price, condition, presentation and terms all matter.
For buyers, this may actually be a market worth taking a closer look at. A seller willing to negotiate or contribute toward an interest-rate buydown could create an opportunity that wasn’t available when rates were lower but buyers were competing against multiple offers and rapidly rising prices.
The market doesn’t have to be perfect for there to be opportunity. It just requires a different strategy.
Real estate is never one-size-fits-all. Before deciding to buy, sell or sit tight, look at the whole picture — your finances, your goals, the local inventory and the options available to you
