A couple of weeks ago, one of my clients invited me to the Jacksonville University & YMCA Summer Social, and I’m glad I had the opportunity to attend!

It was an awesome event and a great chance to learn more about the impact the YMCA continues to make throughout our community.

We also got an exclusive tour of JU’s new Health Sciences building and even a sneak peek at some exciting new construction happening on the third floor. And I have to say—Jacksonville University has a beautiful campus!

Great people, great conversations, and an even better experience.

Thank you to everyone who helped put the event together and to my client for the invitation. I’ll definitely be back next year! 🙌🏾

We spent all this time worrying about our daughter’s first day of elementary school…

Would she be nervous? Would she cry? Would she be okay without us?

Whole time, she was basically like, “I’m good… y’all can go.” 😂❤️

Funny how sometimes the anticipation is harder than the actual moment.

Real estate can feel the same way. Buying your first home, selling, moving somewhere new—it can feel overwhelming before you start.

But sometimes you just need to take that first step and realize… you’re good.

And apparently, our daughter learned that lesson before we did. 😂

Strong terms and fewer complications can sometimes matter more than extra money.

2️⃣ What you say during a showing can matter.
Cameras may be recording, so save your opinions and strategy for later.

3️⃣ The asking price doesn’t tell you how negotiable a seller is.
Motivation, time on market, and competition can create opportunities.

4️⃣ New construction is negotiable too.
Builders may offer incentives, closing costs, rate buydowns, upgrades, or even price flexibility.

5️⃣ Your first offer doesn’t always have to be your best offer.
Sometimes leaving room to negotiate is part of the strategy.

6️⃣ You can start way before you’re ready to buy.
Starting early gives you time to prepare your credit, savings, financing, and game plan.

Buying a home is more than finding the right house—it’s knowing how to approach the deal.
