Our clients often ask us, how do I know when it’s time to add another rental to my portfolio? There are 3 things you’ll want to keep in mind before moving on to your next deal.

First, make sure your property is profitable. While you can’t easily control rent or mortgage payments, you can improve vacancy, repairs and other costs that can really add up.

Second, the next property has to be a great candidate on its own. It should be in a solid location that will appreciate over time. The property should be structurally sound. Anything requiring a sizable investment to attract quality tenants is a flag.

Finally, do you have the systems and processes in place to grow, or is it all in your head? Your next property should add income, not double your workload and a good system will let you scale.
