According to an article released by Florida Realtors, in all of Florida’s 67 counties, property fraud alert programs are available to help protect property owners from scammers who are selling their land and homes without their knowledge.

Officials are warning property owners to take
precautions as property deed fraud cases have increased due to the booming real estate market in the Sunshine State. In the latter half of 2023, over 54% of real estate professionals experienced this fraud firsthand, where a scammer steals someone’s identity and title, and then sells their property.

To safeguard yourself, sign up for your local county’s property fraud alert program, which sends emails and texts if there’s any activity on your land. Although it doesn’t prevent fraud completely, it acts as an early warning system. Register your Florida property for FREE at (flclerks.com).

Effective follow up is crucial to achieving success in Real Estate.

Buyers need to be both mentally and financially prepared before making a purchase. Forcing someone to make a move when they’re not ready can have negative consequences. In June 2023, Mr. Campbell expressed interest in buying a house but indicated he was not in a hurry to start the process. I respected his decision and followed up with him once a month through a personalized campaign that kept him informed about local and national market statistics. Since he is a finance manager, I understood that sending him homes in his desired price range wasn’t necessary. Finally, on January 20th, he informed me that he was ready to buy a house and was only interested in two specific new construction floorplans. We visited those floorplans and submitted an offer the same day. When buyers are mentally and financially prepared, they know exactly what they want, saving time for everyone involved.

I’m happy to announce that Mr. Campbell has successfully closed on his new home. His initial estimated cash to close was $30,000; I negotiated his costs to $3500 with a FHA loan. Cash was not an issue, but I wanted to ensure I got him the best deal possible.

You might be curious about what I’m doing with all these lolly pops. Well, I gave them to the beautiful boys and girls at the Trinity Rescue Mission, which is a shelter for women and children. It’s important to bless others with time, random acts of kindness, and prayer. Sometimes, the smallest gestures can make a huge difference in someone’s day.
