You got the house. Contract is signed. You’re done, right?

Wrong. Now the real process starts. And if nobody explains it, the next 30 days will feel like chaos. 📋

Here’s what actually happens:

📝 Days 1–15: Inspection period is open. You get a home inspector in. They find stuff. Some is real, some is noise. This is your window to negotiate repairs or credits — once it closes, it’s closed.

🏦 Days 5–10: Appraisal ordered. Lender wants to make sure the house is actually worth what you’re paying. (This one stresses people out unnecessarily — it’s almost always fine.)

💰 Days 7–14: Title search happens. Lender checks that the seller actually owns the house and can legally sell it to you. (Sounds paranoid, but necessary.)

🔍 Days 20–26: THIS IS THE PANIC WEEK. Final underwriting. The lender asks for more documents, explanation letters, additional bank statements. It feels like you’re starting over. You’re not. This is normal.

📊 Day 28: Loan approval — “clear to close.” This is the green light. Once you hit this, the finish line is real.

📑 Day 29: Final walkthrough. You see the house one more time to confirm nothing broke and the seller removed what they promised. Same day (or next), the closing disclosure lands and you review the numbers.

🔑 Day 30: Closing day. You sign (SO. MANY. DOCUMENTS.) and get the keys.

Real talk: Most first-time buyers panic around week three thinking the deal is falling apart. It’s not. That’s just underwriting doing its job.
