It’s amazing how much can change in 2 short years!!!

2021: 3% interest rates. Massive inventory shortage. Red hot real estate market with massive bidding wars. Builders were slashing Realtor commissions all the way down to 1% and making buyers enter a bidding pool for a new home that wasn’t even completed yet, oftentimes competing with 20+ other buyers who would bid the price $20-$30-$40k+ over asking price.

2023: 8% Interest rates. Inventory has more than tripled. The same builders who were slashing commissions are now offering up to EIGHT PERCENT and offering up to $80,000 price reductions on their homes while advertising 7/6 ARM mortgages with initial rates of 4.25%.
