"Does a conservation easement lower my land's value? Can I still run cattle? Can my kids inherit it?"
I hear these three questions every time.
An easement doesn't freeze a ranch in time, and it doesn't hand the land over to the government. It's a permanent, recorded agreement that separates one right, the right to subdivide, from everything else. The cattle, the water, the grazing, and the hunting all stay where they were. The only change is that the land can never be cut into ranchettes, no matter who owns it next.
If you're thinking about your family's land, I'm glad to talk it through: 307-699-4920.
