Though recent trends suggest a slowdown in home price increases, we’re still navigating a challenging environment where buyers and sellers are often misaligned. Sellers are offering more concessions—potential savings for those chasing their dream of homeownership—but the real barrier remains borrowing costs. With benchmark Treasury yields holding near 5% and the average 30-year mortgage rate now above the low-7% range, affordability is clearly stretched. In the four weeks ending September 13, the median monthly mortgage payment reached about $2,600, up roughly 3% from last year. Many homeowners remain on the sidelines, holding onto their low-rate loans and keeping resale inventory tight—yet sellers haven’t fully adjusted expectations from the pandemic era. Despite these headwinds, industry experts describe the current climate as a correction toward stability rather than a downturn, thanks to solid home equity and sound lending practices. There are still real opportunities for both buyers and sellers; with the right strategy, it’s possible to move forward confidently, even in a shifting market.
