The Oak Creek Golf Course could become Irvine's largest nature park, and I think it's one of the best decisions our city has seen in years.

📉 Homes: 5,000 (2024 state-mandated plan) → 2,400 (today's preferred plan)
🌳 Public open space: 8 acres → 70+ acres, larger than Bill Barber and Heritage Park
🏫 New elementary school site included
🌉 New pedestrian bridges finally connect the Jeffrey Open Space Trail, creating one green corridor from Limestone Canyon to Quail Hill

Why I'm excited:
✨ More than 10,000 residents spoke up, and the plan truly changed.
✨ It's a very "Irvine" solution: it meets the state's housing requirements while keeping density low.
✨ Neighborhoods built around nature grow in value over time.

I've been taking part in the community roundtables and suggested a small reading library for the park. 📚 It isn't final yet. The environmental review is underway, and public hearings are expected in spring 2027. I'll keep you updated.

Irvine homes are taking 177 days to sell — so why did prices go UP 1.7%? 🤔

Fall doesn't automatically mean falling prices. Especially not in Irvine.

📊 Irvine's market, by the numbers

Active listings +101 (vs. last year)
Average days on market: 156 → 177
Yet median sale price still climbed +1.7%
~580 listings pulled off the market in the last 6 months

More sellers are choosing to withdraw their listing than slash the price. The market has slowed, but prices are holding their ground — it's a real standoff between buyers and sellers.

💰 The luxury market ($2.5M+) is a totally different story — days on market dropped by over 100.
