Your offer was accepted. Then the appraisal came in low. Now what?
It happens more than buyers expect, and it is not automatically a dead deal.
In most purchase contracts, an appraisal contingency gives you a window to negotiate. Your options:
✅ Renegotiate the price with the seller
✅ Ask the seller to meet you partway
✅ Bring the difference in cash to close the gap
✅ Restructure the loan if the numbers still support it
✅ Walk away, if the contingency is still in place
Here is the part nobody mentions at the open house: how much room you have depends on your contract terms, your loan program, and how much cash you can actually bring. In a competitive Bay Area or Austin bidding war, buyers sometimes waive the contingency entirely. That is a serious decision, not a flex.
Get the real numbers before you sign. We will show you your exposure on both sides.
