π FINALLY MEETING my clients John and Samar (now friends) for the first time in person!! We did something special. I helped them to buy Anaheim home for their family SIGHT UNSEEN all the way from the Middle East π€―
βοΈ Now they finally arrived here in USA! This story was so crazy and special on so many levels! Like getting the offer accepted for them while competing with 10 other offers, getting a loan for them while they are living in Middle East, flying to different country embassy just to sign the loan documents, sending them videos each time after touring the home via WhatsAppπ²β¦
π‘ They have a close family living in Anaheim and thatβs where they wanted to be, but only in certain neighborhoods in Anaheim - another challenge in the hot market!
π΅ We went through their financials and told them that they could qualify to buy a home approximately for $900,000 but the challenge would speed of closing as other offers can close sooner than 21 days and waiving contingencies, well we had to push it and do our best to get the offer accepted.
π We communicated through WhatsApp, I was sending them videos after each home tour because of the 12 hours time difference between two continents. Three months, 20+homes and 3 submitted offers later, we landed at this house in Anaheim. We had to push and go $60,000 over asking to have a chance and we still werenβt the highest offer but I was able to get a single counter in multiple offer situation!
π¨βπ» Listing agent had in sellers family an agent from San Francisco (where homes are sold without contingencies) and he was instructing him to do same here but itβs hard to do when you never done that. I have done it many times because of our team in YHSGR when we represent sellers so I helped him out! Being nice, listening to the listing agent instructions and actually helping him is what got our offer accepted over other 10 offers. It is so important in any market but double it in hot market!

Getting that offer accepted was miracle but getting it closed with so many moving parts in two different worlds was just insane. It a team effort with our lender David Delgado, it was hard work and determination to make it happen for them. After numerous delays, lenders asking for every single piece of documentation you can imagine from my clients, escrow sending docs to and receiving docs from US embassy, my clients booking and flying to different country to sign loan docs, me apologizing and keeping listing side sane this whole time, incredible patience from listing side (of course we couldnβt close this thing in 3 weeks) but we did it and the rest is history.
