If you’re buying a home, these are probably the same questions you’re asking when your Realtor sends over a Buyer Broker Agreement. 🤔
Here are some quick answers:
💬 No…you’re not automatically “stuck” with an agent forever. Agreements can vary in length, area, and terms.
💬 Yes…you can still use Zillow and search online for homes.
💬 If you find a home yourself, your agent can still help guide you through negotiations, contracts, inspections, and closing.
💬 Yes. You can talk to anyone you want. Just be upfront if you’ve already signed a Buyer Broker Agreement with another agent, and make sure you understand the terms of that agreement.
💬 Compensation is negotiable, and many agents focus on negotiating compensation with the seller whenever possible.
💬 Why are buyers being asked to sign these? Because agents are now required to have a signed agreement before showing homes so expectations and representation are clearly outlined upfront.
The agreement is mainly there to explain representation, expectations, and how your agent works for you throughout the process.
Most buyers realize it’s way less scary once it’s explained clearly 🙌
