Here’s some advice that might p**s off a few homeowners:

I don’t care what you spent on it.

A $10,000 refrigerator doesn’t make your house worth $10,000 more. Neither does your hot tub, your landscaping, or the $50K remodel you loved and the next buyer might hate.

Your house is worth what the market is willing to pay for it—not what you spent making it yours.
